Most homeowners think of roofing as a summer job. Crews on the roof, sun overhead, finished in a few days. But Delaware's climate offers a wider window than people realize, and the timing of your project affects price, scheduling, and quality more than most homeowners expect.

Here's what Wilmington homeowners need to know about timing a roof replacement, by season.

The Short Answer

The best time to replace your roof in Delaware is late spring through early fall, with September and October being the sweet spot for most projects. October offers the rare combination of dry weather, mild temperatures, and shorter contractor wait times.

The full picture is more nuanced. Each season has trade-offs.

Spring (March, April, May)

Pros:

  • Mild temperatures are ideal for shingle adhesion
  • Crews are usually available before the summer rush
  • Damage from winter is fresh and easy to assess
  • Plenty of daylight to complete jobs efficiently

Cons:

  • Spring rains can delay scheduling
  • April and May tend to bring high winds, which complicate installation
  • Homeowner demand picks up, prices start climbing

Spring is a strong choice if you've identified winter damage and want it fixed before storm season. Schedule early. Reputable contractors book up by mid-April.

Summer (June, July, August)

Pros:

  • Long days and dry stretches mean faster completion
  • Predictable weather windows for crews
  • Shingles seal quickly in warm weather

Cons:

Summer is the busiest roofing season in Delaware. If you must replace your roof in summer, book by April or May. Last-minute summer scheduling usually means working with whoever has openings, which is often not the contractors you want.

Fall, especially September and October, is when professional roofers prefer to work. The weather is cooperative, the days are still long enough, and shingles set perfectly. If you can plan ahead, this is the optimal window for most Wilmington roofing projects.
